Sheds and Shops

All detached storage sheds and shops greater than 200 square feet in area are required to have a building permit. For structures less than or equal to 200 square feet a permit is not required, but the provisions of Sauk Rapids Zoning Ordinance still apply. The zoning requirements are as follows:

 

•     In a residential district, the sideyard and rearyard setbacks shall be 5 feet unless an easement of record exists at the property line which is greater than 5 feet. In such a case, the structure shall not encroach on the easement.

•     The sideyard setback on a streetside shall be a minimum of 10 feet.

•     Storage buildings shall not exceed 15 feet in height above grade plane.

 

For storage and shop structures which require a permit, the following apply:

 

•     The structure shall be permanently fixed to the ground by the use of ground anchors or anchor bolts embedded in a concrete floating slab.

•     Any wood floor structure which is within 18 inches off the ground must be pressure treated lumber listed for ground contact or have a preservative retention rating of .40.

•     The roof structure must be capable of supporting a 35 pound live load.

•     The walls must be capable of resisting a 90 mile per hour wind load.

•     All lumber and sheathing must be stamped and graded by an approved agency.

•     Any electrical service to the structure must be inspected and approved by the electrical inspector ( Kelly Johnson: (320) 743-3149).

•     At the time of permit application, provide a site plan indicating the location of the structure on the lot relative to other structures and the property lines.

•     At the time of permit application, provide a list of materials and a plan showing details of construction.
