Additions to Existing Structures

A building permit is required and may obtained at the City Hall offices M-F between the hours of 8:00 AM and 4:30 PM.  Permit cost is based on the value of the addition.

A survey or scale drawing must be submitted by the owner or applicant. The following information must be included:

  • Two sets of plans
  • Lot size and all adjacent public streets
  • Location and dimensions of all existing and proposed buildings, driveways, patios and walks
  • Statement of elevation where not shown on a survey
  • Energy compliance form (for houses added to after 2000)

Setbacks

The front yard setback is 25 feet from the property line.  The sideyard setback is generally 10 feet unless located in an older plat, in which case the sideyard setback is 5 feet street sideyard setback is 10 feet. Footings

Footings shall be stepped down to the existing footings on the house.  Dowling into the block is not permitted.  All footings shall be on virgin ground or compacted and tested structural fill material.  Footings shall be sized for type of soil and expected loadings.

Smoke Detectors

When alterations or additions have a value in excess of $1000, or when additional bedrooms are added, the entire building shall be provided with smoke detectors as for a new house.  This includes the installation of a smoke detector in the basement.  Smoke detectors in the existing structure may be battery operated unless new wiring is being installed in the existing, or if ceilings and walls are open.

Other Permits

Separate plumbing, heating, mechanical and electrical permits are required for each type of work being done. In addition, an Erosion Control Permit may be required from the Department of Planning and Zoning.
